Хамовники удерживают первенство среди наиболее востребованных районов на вторичном рынке элитной недвижимости Москвы

According to experts of the Kalinka ecosystem, Khamovniki (24%), Ramenki (19%), Presnensky district (17%), as well as Tverskaya (7%) and Arbat (6%) districts enjoyed high demand in the secondary market of elite real estate in Moscow in 2022. The main volume of supply is also concentrated in the top three districts in terms of demand: for example, 25% of lots are on sale in Khamovniki, 24% in Presnensky district, and 12% in Ramenki.

According to the Kalinka ecosystem, at the beginning of December 2022, 802 apartments and apartments for sale on the secondary market of elite residential real estate in Moscow totaled 151 thousand sq. m. Over the year, the number of lots on sale increased by 3%, however, in sq. m there was a decrease of 8%. During 2022, the minimum volume of supply was observed in the period of March-May, when the most liquid lots left the market more actively, and some of the lots were withdrawn from sale by the owners for further revaluation against the background of general uncertainty or suspension of sales until the market situation stabilizes. Compared to March, the increase in supply was 22%, compared to September, which was influenced by the beginning of partial mobilization, the increase in the number of lots on sale was 6%.

The weighted average offer price on the secondary market at the beginning of December 2022 amounted to 1,027 thousand rubles per sq. m, having decreased by 14% over the year (+1% by September). The average budget of the lot on sale amounted to 193.4 million rubles, a decrease of 22% over the year and 4% compared to September. The decline in indicators over the past year is due both to the general decline in lot prices on the April-May 2022 market, and to the influence of the volatility of the exchange rate. So, a year earlier, a significant share of the offer was exhibited in foreign currency, and at the beginning of December 2022, the share of lots exhibited in dollars has significantly decreased: over the past year, the indicator has decreased from 38% to 21%. In absolute terms, the number of lots on sale in foreign currency decreased by 44%. In most cases, the owners convert the prices of lots into rubles: the share of lots with prices in rubles increased from 61% to 78% over the year. In absolute terms, the indicator has increased by 32% over the year.

At the beginning of December, among the districts, the Yakimanka district remains in first place in terms of the weighted average cost of housing – 1,448 thousand rubles per sq. m (+9% per year), with the share of supply in the whole market – 5% (volume in sq. m). The Khamovniki district remains in second place, occupying the first place in terms of the number of lots and the volume of residential space for sale, where the weighted average cost was 1,273 thousand rubles per sq. m (-8% per year). In third place, having displaced Presnensky and Tverskoy districts, the Arbat district, where the weighted average cost is 1,016 thousand rubles per sq. m (+1% per year).

In the period January-November 2022, the average area of the lot in demand on the secondary market was 159.4 sq. m, which is 7% less than in 2021. The average area of the sold apartment was 165.1 sq. m (-9% by 2021), the average area of the apartment was 123.9 sq. m (+24% by 2021). On average, the period of exposure on the market of purchased lots was about 2 years. At the same time, most of the purchased elite lots on the secondary market in 2022 were on display for less than 1 year – 48% of the lots, from 1 to 2 years, 16% of the purchased lots were on sale, about 2-3 years – 13% of the lots.
